Guides for parking space owners

How much to charge for a parking space in Warsaw

The right rent is the one that finds a good tenant within a few weeks. Price too high and the space stands empty; every empty month costs more than the discount that would have filled it.

What moves the rent

Location comes first, but not only the district: a space a few minutes from a metro station or an office cluster can ask more than one a kilometre away in the same district.

  • The kind of space. A lockable garage usually asks the most, an underground bay sits in the middle, and an outdoor space the least.
  • Access. A bay that is easy to get in and out of is worth more than one wedged between pillars.
  • Size and height, especially for vans and larger cars.
  • Security: a gate, a barrier, cameras or a guarded car park.
  • Extras such as electricity in a garage or an EV charger, if the building allows one.

Read the market, not one listing

Single listings are noisy: one owner asks double, another forgot to update a price from three years ago. Look at the median for your kind of space in your district, and at the range most listings fall into.

Remember these are asking rents. What spaces actually let for can be lower, especially where the advert says the price is negotiable.

Monthly or daily?

Most private spaces in Warsaw are let by the month, and a monthly tenant is the least work. A daily or hourly rate can earn more per day near a hospital, a stadium or a railway station, but it means more handovers and more empty days.

Do not compare the two by multiplying: a space that asks 30 zł a day is not a space worth 900 zł a month, because nobody parks there every day of it.

Write the rent into the agreement properly

State the amount, the day it is due and the account it goes to. If you intend to raise it with inflation, write the rule into the agreement now; an increase the agreement does not provide for has to be agreed again.
