Guides for parking space owners

The deposit on a parking space: how much and when to return it

A deposit is there for two things: rent left unpaid at the end, and what the tenant takes or breaks, which on a parking space is mostly remotes, cards and keys.

Facts checked on 6 Oct 2026.

How much to ask

Many owners ask for one month's rent. For an underground bay, make sure it at least covers replacing the remotes or cards you hand over; your building's administrator can tell you what a replacement costs.

The statutory limits on deposits that apply to renting a flat do not apply to a parking space or a garage let on its own. What you agree is what applies, so put it in writing.

What the agreement should say

  • The amount, and that it is a deposit, not rent paid in advance.
  • What it may be used for: unpaid rent, unreturned remotes, cards and keys, and damage beyond normal wear.
  • How many days after the end of the tenancy you will return it, and to which account.
  • That the handover report signed at the start is what the space is compared against at the end.

Returning it

Meet at the space at the end of the tenancy, go through the handover report together and collect everything you handed over. If you deduct anything, say what and why in writing. Disputes about deposits are almost always disputes about what was handed over, which is why the report at the start matters more than anything at the end.
